Apartment rentals – Terms and conditions
What is the minimum lease term?
The minimum lease term is 12 months. 24- or 36-month leases may also be offered with certain benefits.
What liability insurance is required for each tenant?
Tenant insurance including $5 million in civil liability coverage is required before taking possession of the unit.
How can I visit an apartment or book an appointment with the leasing team?
Simply contact our leasing team by email and/or phone to discuss your needs and schedule a visit. Virtual tours of some models may also be available.
How does reserving a unit work, and what are the steps to rent?
Once you have chosen your rental condo, you must complete and sign a promise to lease. Your file is then reviewed. Once your application is approved, we prepare the lease and proceed with its electronic signature.
Rental condo inclusions and common areas
What is included in the rent?
Rent includes 5 appliances, hot water, Internet, an indoor storage space and a parking space.
Which appliances are included in the unit?
Each unit includes 5 appliances: refrigerator, stove, dishwasher, washer and dryer. Our 1-bedroom units are also equipped with a range hood with a built-in microwave.
Are blinds included in the rental condos?
No, blinds are not included in the units.
Does each apartment have its own heat pump?
Yes. Each unit is equipped with a wall-mounted heat pump for both heating and air conditioning.
What amenities and common areas are available to residents?
Residents enjoy a gym, communal container gardens with pétanque courts and swings, an elevator, vehicle washing in the garages, indoor bike racks and transport carts. Some amenities may vary by phase.
Is electricity included in the rent?
Heating and electricity are not included. However, hot water charges are included in the rent.
Are the inclusions the same for all 1, 2 and 3 bedroom units?
Yes, every 1- to 3-bedroom unit benefits from the same inclusions and common areas.
Storage and soundproofing
Is the residential building's structure made of wood or concrete?
The rental building has a wood frame, and the floors are separated by concrete slabs.
How are the units and floors soundproofed?
Special attention has been paid to soundproofing the units. The concrete slabs between floors help reduce noise transmission. The linoleum flooring also contributes to soundproofing.
Can you hear the train from the station or feel vibrations when it passes?
Passing trains do not cause any vibrations felt in the apartments, and no noise can be heard inside.
Is a storage space included with each 1-, 2- and 3-bedroom apartment?
Yes, an indoor storage space is provided with each unit.
What are the dimensions of the storage spaces?
Dimensions vary depending on the storage spaces available, with a minimum of 4 ft x 6 ft.
Indoor/outdoor parking (condos with garage)
Does the apartment rent include a parking space?
An assigned indoor parking space is included. Outdoor parking is available free of charge on a first-come, first-served basis.
Is it possible to get a second parking space?
Yes, additional indoor spaces are available, subject to availability and for an extra monthly fee.
Are there electric vehicle charging stations?
Yes. Electric vehicle charging stations are assigned individually to tenants. Terms and availability are to be confirmed with the leasing team.
Is indoor parking free?
While outdoor parking is free, an indoor parking space can be reserved for you for an additional monthly fee. Contact us to learn more about parking rates in the indoor garage.
Animals and other rules
Are BBQs and patio umbrellas allowed on balconies?
Yes. Only propane BBQs are permitted. Free-standing (non-fixed) umbrellas are also allowed.
Are dogs and other pets allowed in the apartments?
Yes, dogs under 25 lb are welcome for an additional $25/month. Certain conditions may apply for other pets.
How do garbage, recycling and compost work?
Semi-underground containers are provided for garbage and recycling. Information about composting is coming soon.
